Thermal & Infrared Imaging

A specialty infrared camera reveals what the naked eye can't — hidden moisture, leaks, missing insulation, and electrical hot spots before they become expensive failures.

Seeing Beyond the Surface

Thermal (infrared) imaging uses a specialty camera to detect temperature differences across walls, ceilings, floors, and systems — revealing conditions that are completely invisible during a standard visual inspection. Where the eye sees a normal-looking wall, infrared can reveal the cool signature of hidden moisture or the warm glow of an overloaded electrical connection.

It's one of the tools that sets Steve Hord apart. Cardinal has built a reputation for finding issues other inspectors overlook, and advanced thermal imaging is a big part of how. When conditions call for it, Steve scans the home with infrared to add a deeper layer of confidence to your inspection.

In the humid Gulf Coast climate, where moisture intrusion and air-conditioning performance are constant concerns, infrared imaging is especially valuable. It can catch a slow leak, a missing patch of insulation, or a struggling HVAC duct long before any visible damage appears.

What Infrared Imaging Uncovers

Thermal imaging detects the temperature anomalies behind some of the most common — and costly — hidden home problems.

💧

Hidden Moisture

Cool, damp areas behind walls and ceilings that signal water intrusion, roof leaks, or condensation problems before staining appears.

🚰

Active Plumbing Leaks

Temperature signatures of water escaping from supply lines or drains inside walls and under floors, often invisible until damage is done.

🧊

Missing Insulation

Gaps, voids, and compressed areas in insulation that drive up energy bills and leave the home harder to cool in the Gulf heat.

Electrical Hot Spots

Overloaded circuits, loose connections, and overheating components that pose a fire risk — flagged by their abnormal heat signature.

🌬️

Air & Energy Loss

Drafts, air leaks, and envelope gaps that waste energy and strain the air-conditioning system year-round.

🔥

Overheating Components

Mechanical and HVAC components running hotter than they should — an early warning of pending failure.

Catch Problems Before They Cost You

The most expensive home problems are usually the ones you can't see — a slow leak rotting a wall cavity, a failing electrical connection, or insulation gaps quietly inflating your power bill month after month. By the time these become visible, the damage and the repair bill have already grown.

Thermal imaging shifts the timeline in your favor. By revealing these conditions while they're still small, it gives you the chance to address them early — or to negotiate repairs before closing rather than paying for them later.

It's a non-invasive, no-damage way to add real diagnostic depth to your inspection. Nothing is opened, cut, or disturbed — the camera simply reads the heat the home is already giving off.

A Deeper Layer of Confidence

When thermal imaging is part of your inspection, you get more than a visual report — you get insight into what's happening behind the surfaces.

  • Detection of hidden moisture and active leaks
  • Identification of missing or compromised insulation
  • Early warning of electrical fire hazards
  • Documented infrared imagery of any findings
  • Non-invasive — nothing is opened or damaged
  • Added peace of mind from a deeper inspection

Our Simple 4-Step Process

From your first phone call to final report delivery, here's exactly what to expect.

1

Schedule

Call 850-215-4700 or text 850-624-5255, or use our contact form. We'll get you booked on a timeline that fits your needs.

2

Inspect

Steve scans the home with an infrared camera alongside the visual inspection, capturing thermal images of any anomalies.

3

Report

Any infrared findings are documented with thermal images and clear explanations in your detailed digital report.

Thermal Imaging FAQ

Is thermal imaging included in a home inspection?

Steve uses thermal imaging where conditions call for it as part of his advanced approach to inspections. For a dedicated, whole-home infrared scan, just ask when you schedule and he'll make sure it's part of your inspection.

Can thermal imaging see inside walls?

Not exactly — infrared cameras don't see through walls. Instead, they detect surface temperature differences caused by what's behind the wall, such as moisture, missing insulation, or a hot electrical component. It's an incredibly effective way to locate hidden problems non-invasively.

Is thermal imaging worth it for a newer home?

Yes. Even new and recently built homes can have missing insulation, installation defects, or plumbing connections that leak. Infrared imaging is one of the best ways to verify the home is performing the way it should before you take ownership.

Does the inspection damage anything?

No. Thermal imaging is completely non-invasive. The camera simply reads the heat the home is already radiating — nothing is opened, cut, drilled, or disturbed in any way.

What areas do you serve?
